The Downtown San Antonio Community Development Corporation and the City of San Antonio co-sponsored the preparation of this master plan for a 375-acre transit-oriented development, immediately north of downtown San Antonio. The San Antonio River flows through the center of the planning area, connecting to the historic Riverwalk to the south. David Sargent directed the Moule & Polyzoides planning team, leading an 18-month Charrette-centered public process that resulted in a vision plan, form-based code and detailed implementation strategy for transforming this under-utilized industrial area into three urban neighborhoods and a performing arts district.
Among the Plan’s key recommendations are the transformation of Broadway from a wide highway to a pedestrian-friendly avenue with generous sidewalks and a new streetcar line; adoption of neighborhood preservation and infill strategies and standards; creation of a vibrant new performing arts district anchored by restored historic auditoria; a new major plaza fronting the San Antonio Museum of Art; and a transit and park-once strategy to extend the RiverWalk’s visitor-supported economy into the new cultural and entertainment districts of River North.
The project received the Congress of the New Urbanism’s Charter Award in 2008 at CNU XVI in Austin. Mr. Sargent was the project director and Stefanos Polyzoides and Xiaojian He were the lead designers. The charrette team also included five of San Antonio's leading architecture firms - Ford Powell Carson Architects, Lake Flato Architects, Alamo Architects, Overland Partners, and Michael G. Imber Architects - as well as consulting landscape architects, economists and transportation engineers.
